Buying or building a home is often the biggest investment you will make in your lifetime. The average cost of buying a house in Melbourne is now $643,000 (REIV, 2014). We know from experience, that once you have handed the final cheque over, its is nearly impossible to get your builder to fix any issues there might be, unless you are willing to cover the extra cost (which can be thousands of dollars). Furthermore, once your home is finished, it is much more time and cost expensive to go back and fix structural issues. We have successfully helped many families avoid these issues.

 

The cost of home inspections in Melbourne is very small relative to the buildings themselves; it is generally less than 0.1%. We can make sure your home is being constructed safely, in accordance with the requirements of the Building Code of Australia.

What Does An Inspection Cover?

We inspect all visible:

  1. External surfaces of the building and surrounds including: roof line, flashing, eaves, gutters, downpipes, walls, windows, glazing, doors, stairs, porches, balconies, paint finish, security doors, car accommodation, clothes lines, council crossings and footpaths, driveways, landscaping, paths/paving, retaining walls, steps, stormwater run-off, drainage and taps etc.
  2. Internal surfaces of the building including: ceilings, cornice, walls, architraves, skirting boards, floor structure and covering, cupboards, drawers, shelving, wardrobes, vanity units, fly screens, ventilation, paint finish, doors, windows, glazing, stairs and fittings.

What Should You Expect From Our Report?

Is There a Cheaper Inspection Available to Check Our Property?

There are a couple of inspection types at this level, we understand that people are on a budget so we offer a on site verbal report starting from $250 + GST this is a good staring point and will give you a good idea of the quality of your home.

How Do You Arrange Access To The Property For The Inspection?

We can contact your builder to arrange a time to meet on site.

The Inspection Is Urgent. How Soon Can It Be Done?

Urgent inspections can generally be arranged within 2 business days.

When Can I Have My Building Inspection Report?

The result of the Inspection is available verbally on the day and a copy of the report will be emailed to you generally within 24hrs of the inspection.

What Is The Payment Process?

Payment for Inspections is due on the day of the Inspection, prior to issue of the Inspection Report.

How Do You Accept Payment?

We accept payment by Visa, Mastercard, bank transfers and cash.
